Agreement to Terms

By creating a Friday AI account, texting Friday AI, publishing a listing, booking or requesting a tour, or otherwise using our services, you agree to these Terms and Conditions. If you do not agree, do not use the service.

Service Description

Friday AI is an AI-powered property management and leasing communication platform. Depending on your role and plan, the service may include:

  • SMS messaging between tenants and property managers
  • Maintenance request processing and vendor coordination
  • Lease and rent-related Q&A and reminders
  • Property portfolio tools for landlords and property managers
  • Vacant-unit listings and public listing / catalog pages
  • SMS-based tour inquiry, qualification, and scheduling for prospective renters
  • Building updates and notifications

Friday AI provides software and communications tools. We are not a real estate broker, landlord, property manager, or party to any lease unless expressly stated in a separate written agreement.

Accounts (landlords & property managers)

If you use Friday as a landlord or property manager, you agree to:

  • Provide accurate account and property information
  • Keep login credentials secure and restrict access to authorized users
  • Ensure you have the rights and authority to manage the properties and contacts you add
  • Comply with all applicable housing, advertising, privacy, and communications laws

Listings & public pages

Landlords and property managers may create listings for vacant units and publish them to public Friday pages. You are solely responsible for listing content, including photos, rent, availability, amenities, and descriptions.

  • Only publish information you have the right to share publicly
  • Keep listings accurate and unpublish units that are no longer available
  • Do not upload unlawful, infringing, deceptive, or discriminatory content
  • You grant Friday a license to host, display, and transmit listing content as needed to operate the service

Fair Housing

You agree to comply with the federal Fair Housing Act and all applicable state and local fair housing / anti-discrimination laws. You must not use Friday listings, SMS, or screening language to discriminate based on protected characteristics (including race, color, religion, sex, disability, familial status, national origin, and other protected classes under applicable law). Friday may remove content or suspend accounts that appear to violate these requirements.

Tours & prospective renters

Prospective renters may text Friday about a listing to ask questions or request a tour. By texting Friday about a listing, you consent to receive transactional SMS replies related to that inquiry and tour scheduling (including qualification questions, booking confirmation, and reminders). Message frequency varies based on your conversation. Text STOP to opt out; HELP for help. Message and data rates may apply.

Tour requests, phone numbers, and related SMS content are shared with the landlord or property manager for that listing. Friday does not guarantee tour availability, attendance, approval, or that a lease will be offered.

Landlords and property managers are responsible for showing logistics, screening decisions, and any follow-up outside the Friday-assisted SMS flow.

SMS Terms and Consent

Consent to receive messages

You may receive SMS from Friday AI in contexts such as:

  • Tenants: lease onboarding / phone provided by your property manager, welcome messages, and replies when you text Friday
  • Prospective renters: replies after you text Friday about a listing or tour
  • Landlords / staff: operational alerts related to your account, properties, or tour activity

Message types may include:

  • Maintenance confirmations and updates
  • Responses to questions
  • Rent reminders and payment information
  • Tour scheduling, confirmations, and reminders
  • Building notifications and emergency alerts
  • Service coordination messages

Opt-out procedures

  • Text STOP to any Friday AI number
  • Contact your property manager (tenants)
  • Email support@usefriday.co

Important: Emergency and safety-critical messages may still be sent where permitted by law and your lease or account relationship.

Message and data rates

Standard SMS messaging and data rates may apply as determined by your mobile carrier. Friday AI does not charge per message, but your carrier may.

TCPA Compliance

We design SMS features to comply with the Telephone Consumer Protection Act (TCPA) and similar laws. We:

  • Send messages based on appropriate consent or user-initiated contact
  • Provide clear opt-out mechanisms (STOP)
  • Honor opt-out requests promptly
  • Do not use Friday SMS for unsolicited third-party marketing blasts

Customers who import or message phone numbers through Friday are responsible for having a lawful basis to contact those numbers.

Acceptable Use

You agree to:

  • Use Friday only for legitimate property management and leasing purposes
  • Provide accurate information in listings, maintenance requests, and SMS
  • Not abuse, spam, scrape, or reverse engineer the service
  • Not use the service for illegal purposes
  • Not interfere with other users or the security of the platform

Service Availability

Friday AI is provided "as is" without warranties. We do not guarantee:

  • 100% uptime or message delivery
  • Immediate responses (though we strive for fast service)
  • Resolution of all issues through AI alone
  • That a listing will generate leads, tours, or signed leases

For emergencies, always call 911 or your property manager directly.

Limitation of Liability

Friday AI is a software and communication tool. To the fullest extent permitted by law, we are not responsible for:

  • Property management or leasing decisions made by landlords or managers
  • Accuracy of listing content published by customers
  • Tour no-shows, cancellations, or in-person showing outcomes
  • Tenant screening, application, or lease decisions
  • Vendor service quality or timing
  • Misunderstandings in AI-generated responses
  • Delays in message delivery due to carriers or third-party networks

Relationship with Property Manager

For tenant communications, Friday AI may act as a communications agent of your property manager or landlord. Your lease agreement remains the primary governing document for your tenancy. For listings and tours, Friday facilitates communication and scheduling tools; the landlord or property manager remains responsible for the rental relationship.

Privacy

Your use of Friday AI is subject to our Privacy Policy, available at usefriday.co/privacy.

Intellectual Property

Friday AI, our logo, and service are property of Friday AI, LLC. You may not use our branding without permission. You retain ownership of content you upload, subject to the license you grant us to operate the service.

Termination

We may suspend or terminate access if you:

  • Violate these terms
  • Abuse the service or publish unlawful / discriminatory content
  • Fail to pay applicable fees
  • End your lease (tenant messaging) or close your customer account

You may stop SMS by texting STOP. Customers may close accounts by contacting support@usefriday.co.

Changes to Terms

We may update these Terms periodically. Changes will be posted with a new "Last Updated" date. Continued use constitutes acceptance of updated terms.

Governing Law

These Terms are governed by the laws of the State of Hawaii, without regard to conflict of law principles.
